Perfect location, short walk to the store fronts of Greenport. Room was phenomenal and the owner was very gracious and accommodating. We'd stay there again.
We stayed for four nights. The property was pristine; both inside and out. The room we chose was beautiful and the bed was extremely comfortable. There was outdoor seating on the full wraparound porch. The B & B is a mere three block walk to the shops in town. Although it was located on the main road through town the rooms were quiet. My husband and I tend to chose B&Bs over hotels whenever possible. Joan was friendly to us but other guests had mentioned that they never saw her while they were there. Breakfast is only served from 8-9 AM. All food is prepared prior to that and is available to guests on hotplates in the kitchen. There were choices, but nothing made to order. Some grapes and nuts were left out for day time snacks. We were a tad disappointed in the lack of knowledge the caretaker had of the surrounding area attractions and local wineries. We had issue with the parking lot. When the parking lot is full there is NOT enough space to back out of your space without hitting the bumper of the car behind you. We left the car in the parking lot the entire stay and walked/cabbed it our entire stay....at the conclusion of our stay we found our car bumper had a few scratches. I suggest parking on the street when the B&B is full.

Great place.. Joan is great. The staff is polite and hard working. The place is designed so we'll. Easily one of the nicest bnb!s I've been to. Excellent job by Will at breakfast.
Great place, breakfast was just ok. It's nice that they allow a one-night stay instead of a two-night minimum.
